questions.\u00a0 First on the list, &#8220;Why is Boise&#8217;s housing market faring comparatively well?&#8221;\u00a0 The answer?\u00a0 &#8220;It&#8217;s complicated.&#8221;<\/p>\n<p>&#8220;It&#8217;s not just one thing,&#8221; Allen says.\u00a0 &#8220;We have in-migration and favorable housing prices.&#8221;\u00a0 Also, Boise has had pent-up demand.\u00a0 &#8220;There were lots of doubled-up households, people living in mom and dad&#8217;s basement,&#8221; he says.\u00a0 &#8220;It feels like everything is blowing up.&#8221;\u00a0 In truth, Allen says, the city remains at 50 percent of normal production and sales.<\/p>\n<p>Take Ada County as an example.<del><\/del>\u00a0 The median new home price peaked at around $320,000 in 2007.\u00a0 After bottoming out at $175,000, the county&#8217;s median new home price stands at $226,000.<\/p>\n<p><del><\/del>So where will prices<del><\/del> level out, and when?\u00a0 Will they rebound completely, to where they were in the run-up to the recession?\u00a0 Or will they find a lower resting place?<del><\/del>\u00a0 As Lang <del><\/del>observed of Boise&#8217;s price turnaround earlier this spring: &#8220;It&#8217;s a reason for optimism, because it&#8217;s a lot better than seeing declines.\u00a0 The question now is how sustainable that is.&#8221;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Boise&#8217;s housing market is a moving target.\u00a0 Last fall, StateImpact reported on a market still in the doldrums.\u00a0 Earlier this spring, we started to hear about growing demand and new construction.\u00a0 Yesterday, we took a look at the tough competition for low-priced properties, as new homebuyers and investors scramble for good values.
