developments outside of Boise.<\/p><\/div>\n<p>Boise&#8217;s local NBC affiliate, KTVB, <a href=\"http:\/\/www.ktvb.com\/news\/business\/Boise-called-Next-boomtown-by-national-publications-156918775.html\" target=\"_blank\">reported on a handful of recent rankings<\/a> that put Idaho&#8217;s biggest city among those whose housing markets are making a come-back.\u00a0<del><\/del>The TV station (and one of the <a href=\"http:\/\/news.investors.com\/article\/613461\/201206011851\/hot-real-estate-markets-phoenix-denver-san-jose-boise.htm?p=full\" target=\"_blank\">recent rankings<\/a>) use the term &#8220;boomtown&#8221; to describe what&#8217;s going on with Boise real estate.<\/p>\n<p>By <a href=\"http:\/\/dictionary.reference.com\/browse\/boomtown?s=t\" target=\"_blank\">definition<\/a>, Boise isn&#8217;t a boomtown.\u00a0 At best, Boise&#8217;s housing market might be seeing a &#8220;<a href=\"http:\/\/news.investors.com\/article\/613461\/201206011851\/hot-real-estate-markets-phoenix-denver-san-jose-boise.htm?p=full\" target=\"_blank\">boomlet<\/a>,&#8221; Allen says.\u00a0 &#8220;So if someone wants to buy a new home, they have to build it because there isn\u2019t a lot of inventory to choose from.&#8221;<\/p>\n<p>KTVB also reported short sales, or homes in the foreclosure process, are &#8220;almost non-existent.&#8221;\u00a0 Yes, Idaho&#8217;s foreclosure rate has dropped.\u00a0 But, as we <a title=\"Good Sign: Homes In Foreclosure Are A Smaller Share Of Idaho\u00a0Sales\" href=\"http:\/\/stateimpact.npr.org\/idaho\/2012\/05\/31\/good-sign-homes-in-foreclosure-are-a-smaller-share-of-idaho-sales\/\" target=\"_blank\">reported last week<\/a>, nearly a quarter of all houses sold in Idaho in the first four months of this year were in some stage of foreclosure.<\/p>\n<p>Allen says most homebuyers aren&#8217;t interested in the distressed properties that are still on the market in the area.\u00a0 The good ones have been picked over.\u00a0 What&#8217;s left, he says, are homes that require a lot of work.<\/p>\n<p><del><\/del>The bigger question might be: is being a boomtown really a good thing, anyway?\u00a0 As Allen observes, booms aren&#8217;t stable.\u00a0 &#8220;The description of a boom market is something that all of a sudden blows up really fast and will have to recover at some point,&#8221;<del><\/del> he says.\u00a0 &#8220;Production is picking up.\u00a0 We\u2019re at a sustainable level.
