{"id":5996,"date":"2012-03-27T15:28:08","date_gmt":"2012-03-27T21:28:08","guid":{"rendered":"http:\/\/stateimpact.npr.org\/idaho\/?p=5996"},"modified":"2012-03-27T15:44:05","modified_gmt":"2012-03-27T21:44:05","slug":"western-housing-markets-show-signs-of-life","status":"publish","type":"post","link":"https:\/\/stateimpact.npr.org\/idaho\/2012\/03\/27\/western-housing-markets-show-signs-of-life\/","title":{"rendered":"Western Housing Markets Show Signs Of Life"},"content":{"rendered":"<div id=\"attachment_6069\"  class=\"wp-caption module image left\" style=\"max-width: 300px;\"><a class=\"fancybox\" title=\"In cities like Boise and Las Vegas housing market turned down so sharply that houses were left half-finished.\" href=\"http:\/\/stateimpact.npr.org\/idaho\/files\/2012\/03\/3-27-Las-Vegas-Home.jpg\" rel=\"\"><img decoding=\"async\" loading=\"lazy\" class=\"size-medium wp-image-6069\" title=\"3-27 Las Vegas\" src=\"http:\/\/stateimpact.npr.org\/idaho\/files\/2012\/03\/3-27-Las-Vegas-Home-300x225.jpg\" alt=\"\" width=\"300\" height=\"225\" srcset=\"https:\/\/stateimpact.npr.org\/idaho\/files\/2012\/03\/3-27-Las-Vegas-Home-300x225.jpg 300w, https:\/\/stateimpact.npr.org\/idaho\/files\/2012\/03\/3-27-Las-Vegas-Home-620x465.jpg 620w, https:\/\/stateimpact.npr.org\/idaho\/files\/2012\/03\/3-27-Las-Vegas-Home-220x165.jpg 220w, https:\/\/stateimpact.npr.org\/idaho\/files\/2012\/03\/3-27-Las-Vegas-Home-138x103.jpg 138w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/a><p class=\"wp-media-credit\">Spencer Platt \/ Getty Images News<\/p><p class=\"wp-caption-text\">In cities like Boise and Las Vegas, the housing market turned down so sharply that houses were left half-finished.<\/p><\/div>\n<p>Anyone anxious for a housing market turnaround got a bit of dreary news today, in the form of the most recent <a href=\"www.bloomberg.com\/news\/2012-03-27\/falling-u-s-property-values-surprise-case-of-case-shiller-index.html\" target=\"_blank\">Case-Shiller Index report<\/a>.\u00a0 It found that home values<strong><\/strong> fell 3.8 percent nationally between January 2011 and January of this year, a greater decrease than expected.<\/p>\n<p>In the West, though, there has been a trickle of good news lately.\u00a0 <em>The Wall Street Journal<\/em> recently <a href=\"http:\/\/online.wsj.com\/article\/SB10001424052970204653604577251232717986316.html\" target=\"_blank\">singled out Phoenix<\/a> for its strides toward recovery.\u00a0 Last week&#8217;s new home sales numbers showed the nation&#8217;s housing market to be &#8220;wobbly,&#8221; <a href=\"http:\/\/www.latimes.com\/business\/money\/la-fi-mo-new-home-sales-20120323,0,939371.story\" target=\"_blank\">as the <em>Los Angeles Times<\/em> put it<\/a>, but in the West, new home sales were up 8 percent. <!--more--><em><\/em><\/p>\n<p>Eric Allen, a regional director for<a href=\"http:\/\/www.metrostudy.com\/\" target=\"_blank\"> housing market information provider Metrostudy<\/a>, cautions that those numbers have a large margin of error.\u00a0 Nevertheless, he says, there are signs of a housing market turnaround in the Mountain West.\u00a0 &#8220;We are starting to see the consumers come back into the market,&#8221; Allen says.\u00a0 &#8220;People are starting to get back on their feet, and they&#8217;re searching for houses before prices and interest rates go up.&#8221;<\/p>\n<p>As evidence, Allen points to the decreasing inventory of distressed homes in Boise and elsewhere in the region.\u00a0 He says home builders tell him that, little by little, demand is picking up.<\/p>\n<p><a href=\"http:\/\/brookingsmtnwest.unlv.edu\/\" target=\"_blank\">Brookings Mountain West<\/a> Director Robert Lang<del><\/del> doesn&#8217;t identify a broad, regional housing market recovery.\u00a0 Instead, he says, the cities in the West that fared the worst in the housing bust &#8212; Boise, Las Vegas, Phoenix &#8212; are beginning to reap the benefits of their dramatic falls.<\/p>\n<p>&#8220;It is a competitive advantage to have cheap real estate when you&#8217;re recovering,&#8221; Lang explains.\u00a0 &#8220;[The market] is improving because prices have fallen lower than the intrinsic value &#8212; the land, labor and material needed to build a new house.&#8221;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Anyone anxious for a housing market turnaround got a bit of dreary news today, in the form of the most recent Case-Shiller Index report.\u00a0 It found that home values fell 3.8 percent nationally between January 2011 and January of this year, a greater decrease than expected.
